Make Sure Seven Steps of Building a Prefab House

Step 1:
Do firstly plan and design your prefab house. Companies who make these houses typically have a number of models with different series. Pick one that you like most and add your custom options as you like, which can include thermal windows and a basement as well.
Step 2:
Choose a good land to buy. You need land to build a prefab house. Make sure the lot allows you to build your house. Zoning and other regulations may prevent you from building a 2500-square-foot house, for instance, if the established footprint for building one is only 1500. Check with the town office to receive the zoning requirements for your lot.
Step 3:
Contract with a company to have a foundation built. A concrete or foundation contractor is the only person you should trust to build your foundation. This job is much too involved for a do-it-yourself project. Even pouring a slab foundation is a monumental task. They can be poured for as little as $5000 but range up to $30,000 for larger foundations.
Step 4:
Have the prefabricated house products shipped to your house site. When they arrive, your contractor should be ready to start working. They will assemble the pieces for the flooring, which arrives in blocks or in pre-assembled joists depending on the model. These are attached by anchors to the foundation.
Step 5:
Raise the walls of the house using a crane hoist or assistance from friends. This part you can do yourself. The walls arrive in blocks or pre-assembled frames with plywood on the outside. Once raised, secure the walls to the floor by nailing 3-inch galvanized nails through the frame bottoms. Then nail the frames together at the corners. Drive a nail through the side of the wall frame and into the adjoining corner. Follow plans precisely to lay out the walls.
Step 6:
Hire a contractor to attach the roof trusses. These are assembled at the factory. They arrive on a large tractor trailer and must be hoisted onto the walls by a crane. Once they are on the wall frames, the contractor will anchor the trusses with anchor bolts to the top of the frames. Each truss is then supported with wood slatting (wood braces) or metal braces, which are nailed to each truss. The roofing plywood is installed last, along with a covering of typar and shingles. To save money, you can install the shingles yourself.
Step 7:
Wire the house by installing an electric circuit box in the basement and running wires up through all the rooms. The plumbing involves hooking up the water heater to the incoming water pipe and then running pipe to all the rooms. Both involves expert knowledge and should be completed by professionals. Contact a plumbing system specialist and electrician for help with these parts of the construction.
